Sectors

Every building type has its own operational demands, compliance requirements, and performance expectations. At Enser, we support a wide range of sectors by adapting our building services engineering approach to suit each environment — from guest-focused hospitality projects to mission-critical and highly regulated facilities.

Our experience across hotels, hospitals, office complexes, data centres, industrial buildings, and residential developments allows us to design and supervise systems that are practical, efficient, and reliable in real operation. Regardless of the sector, our priority remains consistent: safe, compliant building services engineered for long-term performance and maintainability.

Hotels & Hospitality

Hospitality projects demand a creative approach where services integrate into the guest environment while meeting demanding performance expectations. Typical requirements include specialist lighting, lighting controls, comprehensive HVAC, reliable distribution with standby, CCTV/security, and energy metering/BMS.

We have extensive experience across Malta and Gozo and have supported projects including Preluna Towers, The Diplomat Hotel, Bay Point Hotel, Grand Hotel, St. Patrick’s Hotel, and facilities such as Fortina Health Centre, Preluna Wellness & Spa and Ta’ Cenc Pool & Spa.

Office Complexes

Modern offices require flexible, safe, healthy and comfortable environments with efficient HVAC, appropriate lighting selection and controls for setback during unoccupied periods—supporting energy reduction and improved operational performance.

We have designed corporate buildings including BOV Head Office, Malta Financial Services Authority, Farsons Logistics Centre, Ewropa Centre, Capital Business Centre and numerous bank branches and smaller office complexes.

Industrial Buildings

Industrial projects require specialised approaches—pharmaceutical facilities may require clean rooms with tightly controlled airflow, pressurisation, temperature, humidity and filtration, while bottling plants are equipment-heavy with high power demands, ventilation extraction requirements and sound considerations. Warehousing fire loads often require specialised smoke extraction and sprinkler installations, and conveying systems require proper fire-stopping.

We have supported industrial concerns including Siegfried Generics Ltd, Aurobindo Ltd and Farsons Beer Packaging Hall and overlying areas, delivering innovative and state-of-the-art solutions.

Hospitals

We have been involved in hospital projects for many years, with experience dating back to 1989 on the refurbishment of St. Luke’s Hospital. Our work has included redesign of wards and departments, power system upgrades with backup generation, fibre optic backbone and other critical works.

We have also supported Mater Dei Hospital with quality/document control resources and commissioning coordination, and were involved at Sir Anthony Mamo Oncology Hospital through brief development, design review, supervision, quality control and final commissioning, including as-fitted documentation checks.

Data Centres

Data centres operate with tight tolerance for failure: building services must stay within strict temperature, humidity and cleanliness parameters, deliver high-quality power, and support physical security systems such as surveillance and access control.

We support data centres with redundancy, fault tolerance and live maintainability in mind—incorporating UPS, standby generation, cooling plant and fault-tolerant distribution circuits, as well as specialised fire alarm and fire-fighting solutions. We have acted as consultants on data centres locally including BOV Head Office, GO plc sites and MITA, supporting designs to the highest tier classification possible.

Residential Buildings

Multi-tenant housing demands careful design so one tenant does not impact another, with strong planning for electrical power schemes, HVAC and water systems, and flexible connections to service providers. Communal areas and shared services are critical.

Security in multi-tenant buildings is typically addressed with a combined strategy of life safety, access control and video surveillance. Underground car parks often require specialised fire alarm systems, ventilation and access solutions, along with automatic lighting controls and parking control. Lift specifications are also vital.

We have designed apartment blocks ranging from developments at Cottonera Waterfront (Ta’ Monita and Milner) to social housing estates.
