How we Work

Large and technically demanding projects require more than good design — they require structure, coordination, and consistent follow-through. At Enser, we apply a disciplined approach that supports clients from the initial brief through design development, tendering, installation oversight, testing, and final acceptance.

Our process is built to protect quality, control risk, and ensure that building services are delivered as intended — with clear documentation, practical supervision, and reliable verification at each stage. Whether the requirement is a one-off complex project or ongoing engineering support through audits and retainers, our focus remains the same: safe, compliant, efficient systems that perform in real operation.

Large Projects

We support large building complexes through a structured approach, aligned to budget control and workmanship quality.

Our project stages can include:

  • Initial brief, options, standards, and budget projections

  • Detailed design drawings per floor and draft tender documentation

  • Tender documents (specs, BoQ, conditions) and final costed estimates

  • Tender appraisal and negotiation support

  • Contract drafting support

  • Site supervision (visits or full-time representative on large projects)

  • Snagging and certification (technical + financial)

  • Final acceptance including defects liability follow-through

Condition Surveys

We carry out surveys to analyse and identify the condition of building services systems.

What the survey includes:

  • Review main equipment and installations

  • Review drawings and documentation status

  • Identify critical aspects and maintenance issues

  • Provide a formal report with recommended actions, timeframes and costs

Condition Audits

We carry out regular audits (often every six months) for established organisations to verify engineering condition and safety.

Audits can include:

  • Generator inspection and load testing

  • Switchboard and distribution board inspections

  • RCD testing

  • Lightning protection testing

  • Ventilation and air conditioning inspections

  • Fire-fighting system inspections and fire alarm testing

  • Documentation review (and visual checks of plumbing systems where applicable)

Retainer Services

Retainer services provide clients with continuity: regular engineering meetings, maintenance planning, emergency support, and documentation upkeep.

Typically includes:

  • Tailor-made maintenance programmes and routines

  • Emergency support

  • Keeping engineering documentation up-to-date

  • Minor alterations up to an agreed project value (with preferential fees beyond that)
